Sign 1: Missing, slipped or cracked tiles and slates

This is the most visible sign of a roof problem, and the one most homeowners notice first. A tile or slate that has slipped down the roof, cracked in two, or disappeared entirely is exposing the waterproof felt beneath to the elements โ€” and that felt is generally not designed to be a long-term waterproof layer on its own. It's a secondary defence, not a primary one.

The critical question when you see slipped or missing tiles is: why did it happen? The answer determines whether you need a few individual repairs or a much more significant programme of work.

Individual impact damage โ€” a single tile cracked by a falling branch or displaced by an unusually severe gust โ€” can generally be repaired individually without further concern. Replace the tile, check the surrounding area, done.

Widespread slippage across the roof is a different matter entirely. On Victorian and Edwardian properties throughout Eastbourne, Hastings, Lewes and Bexhill, widespread tile and slate slippage almost always indicates nail sickness โ€” the original iron fixing nails have corroded through after 80โ€“120 years in service, and the tiles or slates are now held in place by little more than gravity and friction. Once nail sickness becomes widespread, individual repairs are a temporary measure at best. The roof needs stripping, and the slates (if sound) re-laying with stainless steel fixings onto new battens.

Ridge tile movement is one of the most commonly missed warning signs in East Sussex. Stand at the end of your garden and look at the very top of your roof โ€” the ridge line should be absolutely straight and level, with all ridge tiles sitting firmly and uniformly. Any ridge tile that appears raised, tilted, or with a visible gap in the mortar beneath it is a problem. In coastal areas like Eastbourne and Bexhill, and in the exposed position of Polegate and Willingdon near the South Downs wind gap, ridge tile mortar failure is extremely common and is a significant storm risk โ€” a loose ridge tile in a Channel gale becomes a dangerous projectile.

Look along the ridge line, look for any tiles that appear to be sitting differently to their neighbours, and look for any obvious gaps. Sign 2: Damp patches, staining or water ingress inside the property

Yellow-brown staining on upstairs ceilings, damp patches on bedroom walls near the eaves, or โ€” most seriously โ€” active drips of water during rain are all signs of a roof failure of some kind. But "some kind" is the important qualifier here, because the source of the water is not always what it appears to be.

True roof leaks โ€” where water is entering through a failed tile, a cracked slate, a lifted flashing or a failed flat roof membrane โ€” typically create staining that is ceiling-centred or appears in the upper part of walls directly below the roof covering. In heavy rain, you may hear water movement or see active dripping. The staining is often concentrated at one point or follows a rafter line.

Condensation in the roof void is one of the most frequently misdiagnosed roofing problems in East Sussex. Warm, moist air from the living spaces below rises into an unventilated loft, hits cold roof timbers, and deposits its moisture content on the wood โ€” creating dark staining, sometimes visible mould on rafters, and occasionally dripping that feels like a leak. This is not a roof covering failure; it's a ventilation problem. The solution is improved cross-ventilation at eaves level, not a new roof. We inspect many properties where a previous contractor has replaced roofing felt looking for a leak that was actually condensation throughout.

Chimney and flashing leaks are responsible for a surprisingly large proportion of the "roof leaks" we're called to investigate in East Sussex. Water entering around a chimney stack โ€” through failed mortar, cracked lead step flashings, or a deteriorated back gutter โ€” can travel a considerable distance down a rafter or along a ceiling joist before dripping and appearing inside the property. The leak often appears directly under the ridge, far from any obvious roof defect. If you have a stain that appears at the ridge end of your upstairs rooms and you have a chimney, the chimney is the first place we look.

Flat roof section failures on rear extensions and garages are another very common source. Felt flat roofs in East Sussex commonly start leaking at lap joints โ€” the overlaps in the felt where sections join โ€” or at the upstand where the flat roof meets a wall. The water then runs inside the building and appears at the ceiling of the room below, often well away from the actual entry point.

What to do: If you see internal staining, photograph it immediately and note whether it appears to worsen during or after rain (roof or flashing leak) or in cold dry spells when heating is running heavily (condensation). The cost of ignoring it: A small roof leak that is ignored for one or two winters can cause significant damage to roof timbers, ceiling joists and plasterwork. Timber that becomes repeatedly wet and then dries can begin to rot โ€” particularly in areas where ventilation is poor. A repair that might cost a few hundred pounds at the tile or flashing level can escalate to structural timber replacement costing many thousands if left. The relationship between early intervention and eventual cost is not linear โ€” it's exponential.

Sign 3: Your roof is over 20โ€“25 years old and has never been inspected

Most pitched roofing materials have a finite designed lifespan, and that lifespan varies considerably by material โ€” something that is particularly relevant across East Sussex's mixed housing stock.

Concrete interlocking tiles โ€” the most common roof covering on homes built across Eastbourne, Hailsham, Polegate and East Sussex generally from the 1960s through to the 2000s โ€” have a designed lifespan of 25โ€“30 years. After this, the surface coating deteriorates, the tile becomes porous and absorbent, fine cracks appear in the surface (crazing), and the tile begins to lose structural integrity in freeze-thaw cycles. A 1990s concrete-tiled roof in Hailsham or Polegate is now either at or approaching this threshold.

Roofing felt beneath the tiles deteriorates independently of the tiles above. Felt โ€” even modern breathable membranes โ€” has a lifespan of approximately 30โ€“40 years, after which it becomes brittle and loses its waterproofing capability. A roof with sound-looking tiles can still have completely failed felt beneath โ€” something only visible from inside the loft or during a strip of the tiles. If your tiles are original and the roof is over 30 years old, the felt is likely failing even if the tiles appear intact.

Clay plain tiles, found on much of Bexhill's Edwardian housing stock and on older properties throughout East Sussex, have a theoretical lifespan of 60โ€“100 years. However, the fixings fail long before the tiles do โ€” original iron nails on Edwardian clay-tiled roofs are now corroded through on almost every property in Bexhill and the older parts of Eastbourne and Hastings. The tiles may still be perfectly good; the fixing system is not.

Natural Welsh slate lasts 75โ€“100 years for the slate itself. Again, the fixing nails are the limiting factor. Original Victorian and Edwardian slate roofs across Eastbourne's Old Town, Hastings' terraces, and the residential streets of Brighton and Hove are almost universally now nail-sick, regardless of how sound the slates appear.

Lead flashings around chimneys, skylights, dormer windows and abutments have a lifespan of 50โ€“80 years for the lead itself โ€” but the mortar pointing over the lead typically fails every 20โ€“25 years and needs renewing. If your home is a period property and the flashings have never been touched, they almost certainly need attention.

Sign 4: A sagging, bowing or uneven roofline

This is the most serious sign on this list and the one that demands the fastest response. Stand back from your property and look at the roofline carefully โ€” the ridge at the top, the slope of each pitch, and the line of the eaves at the bottom. Every line should be straight and consistent. Any sagging, bowing, dipping or unevenness is a structural warning sign that goes beyond the roof covering and into the timber structure beneath.

A sagging ridge โ€” visible as a dip in the ridge line when viewed from the end of the property or from the road โ€” typically indicates failing ridge board or ridge purlin timbers. These are the structural members that carry the weight of the roof and maintain the shape of the ridge. Timber rot from long-term water ingress, or structural movement in older properties, are the most common causes. This is not a cosmetic issue โ€” it is a structural one that needs professional assessment.

A bowing or bellying slope โ€” where a section of the roof appears to sag between rafters rather than maintaining a consistent plane โ€” indicates failing or undersized rafters, rotten timber, or battens that have given way. In East Sussex's wetter coastal environments, timber rot from historic water ingress that has since been repaired is a common cause of sagging slopes on older properties.

An uneven eaves line โ€” visible as dips or rises in the line where the roof meets the guttering โ€” can indicate rafter foot failure, fascia board rot, or in older properties, movement in the wall plate on which the rafters sit. Any significant movement here needs structural assessment.

What to do: Call a roofer immediately and ask for a prompt inspection. Do not delay this one. A structurally compromised roof does not improve with time โ€” it worsens, and the risk of partial collapse during a storm increases. Sign 5: Persistent moss, biological growth, and blocked gutters

Moss on a roof is often dismissed as a cosmetic issue โ€” something that looks a bit untidy but isn't causing real damage. This is a significant misunderstanding of what moss actually does to a roof over time, and one that costs East Sussex homeowners a great deal of money every year.

How moss damages your roof: Moss is a remarkably effective sponge. A well-established mat of moss on a roof slope holds many times its own weight in water โ€” meaning that after rainfall, your roof is carrying a significant and sustained additional load, pressing moisture continuously against tile surfaces. This accelerates the absorption of water into concrete tiles (dramatically shortening their life), works into the joints between tiles and beneath tile laps, and in freezing conditions causes ice formation beneath tiles that physically lifts and cracks them. Over years, moss roots penetrate mortar joints in ridge tiles and chimney work, causing physical disruption to the mortar.

Moss and gutter blockages: In East Sussex's autumn storms, large sections of established moss break free from roofs and wash into gutters in minutes. A gutter blocked with moss overflows immediately in heavy rain, sending water down external walls and into wall cavities, saturating soil against foundations, and in some cases directly into the building. We attend many properties across Eastbourne, Hastings, Lewes and Hailsham where what appears to be penetrating damp through walls turns out to be overflow from a moss-blocked gutter.

Algae and lichen cause different but related problems. Dark algae streaking is primarily cosmetic but indicates sustained moisture on the tile surface. Lichen โ€” the crusty grey-green growth common on older natural slate and clay roofs โ€” has root-like structures called rhizines that penetrate the surface of the material it grows on. On natural slate, established lichen rhizines physically disrupt the surface structure over decades.

Why jet washing is not the answer: We want to be absolutely direct about this because it is one of the most damaging practices in the roofing industry. Jet washing a tiled roof โ€” with a pressure washer or a high-pressure lance โ€” causes permanent, irreversible damage. On concrete tiles, it strips the protective surface coating and exposes the porous aggregate beneath, dramatically increasing water absorption. On natural slate, it blasts away the surface texture and the natural mineral layers that give Welsh slate its exceptional durability. On clay tiles, it damages edges and can crack tiles outright. The roof appears clean immediately after jet washing, which is why it seems like it has worked โ€” but within 12โ€“18 months, moss returns faster than before on a now-damaged, more-porous surface. We see the results of jet-washed roofs regularly across East Sussex and we are always clear with customers: it is not a cleaning method, it is a form of damage.

How we clean roofs: We remove moss and growth manually using soft brushes โ€” careful hand work that clears the material from the roof surface without damaging the tile beneath. We then apply a professional-grade biocidal treatment that kills moss, algae and lichen at the root level, including the invisible sub-surface root structures that simple brushing leaves behind. Dead growth then weathers away naturally over several months and the roof surface is left clean, undamaged and treated.

Copper ridge strips โ€” the long-term solution: After cleaning, we strongly recommend fitting copper strips along the ridge of the roof. This is one of the most effective and best-value long-term roof treatments available. Copper is naturally toxic to moss, algae and lichen โ€” they cannot establish and grow in the presence of copper ions. Every time it rains, tiny quantities of copper ions wash down from the strip across the entire roof surface, creating an environment where biological growth simply cannot take hold. The result is a roof that stays clean for years โ€” typically 8โ€“10 years or more โ€” rather than the 3โ€“4 years between cleans without strips. The cost of copper strips fitted at the time of cleaning is modest and is recovered in saved cleaning costs within the first one or two cycles.
